Responsibilities
- Conduct comprehensive market research and financial modeling for commercial/residential real estate assets
- Perform due diligence on property acquisitions including cash flow analysis, cap rate calculations, and ROI projections
- Develop detailed investment memos and presentations for executive review and client presentations
- Monitor emerging market trends, zoning changes, and regulatory impacts on property valuations
- Collaborate with acquisitions team to structure optimal financing and partnership agreements
- Manage relationships with brokers, developers, and municipal stakeholders
- Maintain competitive intelligence on regional property transactions and pricing benchmarks
Qualifications
- Bachelor's degree in Finance, Economics, Real Estate, or related field (Master's preferred)
- 5+ years of commercial real estate investment analysis experience
- Proficiency in Argus, Yardi, or similar real estate valuation software
- CFA or CCIM designation highly desirable
- Demonstrated expertise in discounted cash flow modeling and sensitivity analysis
- Strong understanding of Toronto's real estate market dynamics and regulatory landscape
- Exceptional presentation skills with ability to translate complex data into actionable insights
- Track record of successfully closed commercial property transactions exceeding $10M
