Responsibilities
- Acquisition & Strategy: Identify and evaluate potential development sites in NYC and surrounding boroughs, conducting thorough market research and feasibility studies to determine viability.
- Financial Management: Create and manage complex financial models to assess project budgets, forecast cash flows, and secure necessary financing and investment capital.
- Project Oversight: Lead cross-functional teams, including architects, contractors, and legal counsel, ensuring projects are delivered on time, within budget, and to the highest quality standards.
- Stakeholder Relations: Cultivate and maintain strong relationships with city planners, zoning boards, investors, and community leaders to navigate regulatory hurdles effectively.
- Risk Assessment: Proactively identify potential risks and develop mitigation strategies to ensure project success and minimize financial exposure.
- Market Positioning: Develop marketing strategies that position our developments to attract premium tenants and buyers in competitive markets.
Qualifications
- Education: Bachelor’s degree in Real Estate, Urban Planning, Architecture, Business Administration, or a related field. Master’s degree is preferred.
- Experience: Minimum of 7-10 years of experience in commercial real estate development, preferably within New York City.
- Technical Skills: Proficiency in real estate software such as Argus, MS Project, AutoCAD, or Revit. Strong Excel modeling skills are essential.
- Regulatory Knowledge: Deep understanding of New York City zoning laws, land use regulations, and the development approval process.
- Communication: Exceptional verbal and written communication skills, with the ability to present complex financial data to stakeholders and investors clearly.
- Negotiation: Proven track record in negotiating contracts, leases, and partnerships.
