Responsibilities
- Identify, source, and analyze premium commercial real estate acquisition opportunities through direct broker networks and off-market channels.
- Lead the underwriting process, developing highly sophisticated financial models to evaluate joint-venture structures, IRR, cash-on-cash returns, and risk profiles.
- Manage the entire transaction lifecycle from initial LOI drafting, through extensive due diligence, to final closing coordination.
- Present comprehensive, data-driven investment memoranda to the Executive Investment Committee.
- Negotiate purchase and sale agreements (PSA), joint venture agreements, and financing terms with sellers, partners, and lenders.
- Collaborate with asset management and development teams to formulate and transition post-acquisition business plans.
Qualifications
- Bachelor's degree in Finance, Real Estate, Economics, or a highly quantitative field (MBA or MS in Real Estate preferred).
- Minimum of 6-10 years of professional experience in commercial real estate acquisitions, private equity, or investment banking.
- Demonstrated track record of successfully closing institutional-grade transactions exceeding $50M in aggregate value.
- Advanced mastery of financial modeling tools, specifically Excel and ARGUS Enterprise.
- Exceptional negotiation skills backed by an active, robust network of brokers, developers, and lenders in the Northeast.
- Impeccable communication and presentation skills, with the ability to articulate complex financial narratives to senior stakeholders.
